What the business needed
Lauren spent fifteen years in conveyancing before setting up on her own in Morley, trading as Lauren Frain Conveyancing through LJF Property Consultancy Ltd and acting as an agent of a Council for Licensed Conveyancers regulated practice. The pitch is direct access to the person doing the work, no call centre, for purchases, sales, remortgages, transfers of equity, shared ownership and staircasing across thirteen West Yorkshire towns and remotely across England and Wales.
The client brief is a working email: she disliked the black hero bars and wanted green pulled from the new logo, rewrote the bio, services, story and areas copy, asked for a claim about electronic signatures removed because the practice did not yet offer them, dropped lease extensions from the service list, and asked for a legal notices page carrying the exact agency wording the regulator expects.
What was built
Nine pages: home, about, services, areas, careers, contact, legal notices, privacy and terms. The careers page is a real job posting for a part-time conveyancer, with JobPosting markup. The contact form and the careers application both post to Formspark with a honeypot, and a fixed bottom bar on mobile keeps call and quote in reach on every page.
The instant quote comes from Hoowla, the conveyancing case-management system. Its plugin was written for old multi-page sites: it scans the document once and rewrites the body directly, which breaks the moment a Next.js site navigates without a reload. A wrapper keeps one host element alive across client-side navigation and outside React's control, so the calculator survives routing and is branded to the site's palette.
There are no animation or UI libraries. The reviews carousel, scroll reveals and the mobile menu are hand-built, each gated behind the reduced-motion preference, and the code comments cite the specific WCAG criteria they satisfy.
Quote calculator that survives routing
A third-party plugin built for full page loads made to work inside a single-page app by giving it one persistent element React never touches.
Legal notices to the regulator's wording
The agency relationship with the regulated practice is stated in the exact form requested, on its own page, linked from the footer.
Structured data on every page
LegalService on home and contact, AboutPage with founder and employee Person nodes, FAQ and an ItemList of services, breadcrumbs on every interior page and JobPosting on careers.
Consent before analytics
GA4 loads only after an explicit accept, wired through a DOM event rather than a state library.
Getting it found
The site ranks for the practice, and the next phase is written up in an options document rather than started on assumption: the structured data still names the limited company while people search the trading name, the thirteen towns share one areas page where each could have its own, and the four services share one page. Those are the gaps, in that order, and none of them is a monthly retainer.
“I had thought about having a website made but was put off by the experience of others I know. Josh talked me through absolutely everything. Now I have an amazing website and I could not be happier.”
